Cleaning contract template: house and office cleaning agreements

The short answer

A cleaning contract says which tasks you’ll do, how often, the price, how you’ll get in, what’s not included and how either side can cancel. Edit the visits and wording below, set your prices, and print it or save the PDF for both of you to sign. Attach your cleaning checklist so “what’s included” is clear. It isn’t legal advice.

Works for regular homes and small offices. Agreeing on access and cancellations up front heads off the most common problems.

Fill in your service agreement

Fills in typical visits and wording to start from. Changing it replaces what’s in the visits and wording below.

Check your state’s rules for labor and materials.
Only promise what you can keep. Leave it empty to leave it out.
This version doesn’t renew on its own. Some states have rules for agreements that do.

What’s covered

Dust and wipe surfaces, vacuum and mop floors, and clean kitchens and bathrooms on the schedule above, following the checklist we agreed. Customer provides access, and tells us about alarms, pets and anything fragile before the first visit.

What’s not covered

Inside appliances, windows, walls, carpets, moving heavy furniture, biohazards and anything not on the checklist unless listed above. We'll quote extra work first. This agreement isn't a warranty or insurance.

What the customer gets for signing up

Priority scheduling ahead of non-agreement customers, and we'll remind you when your next visit is due.

Payment

Customer pays the total above when this agreement is signed. Repairs outside this agreement are quoted and approved before we do them.

How long it lasts

This agreement runs from the start date to the end date above. It renews only if we both agree in writing.

Cancelling

Either of us can cancel with 30 days' written notice. We'll refund the unused part of the price, less any visits already made at our regular rate.

Access and safety

Customer gives us safe access to the equipment on the agreed visit dates. If a visit has to be moved, either of us will give as much notice as we can.

How it works

What to settle before you sign

  • Tasks: attach your cleaning checklist
  • Schedule: days and how you’ll handle holidays
  • Access: keys, codes, alarms and pets
  • Supplies: yours or the customer’s
  • Cancelling a visit: how much notice, and any fee
  • Breakage: how to report it and what happens next

Set your price with the house cleaning pricing calculator. Carrying insurance and being bonded can be a selling point, but only say so if it’s true. This template isn’t legal advice.

Common questions

What should a cleaning contract include?
The tasks, schedule, price, payment, access, what’s not included, how to cancel and signatures from both of you.
Do I need a contract for house cleaning?
Not always, but it protects you on keys, cancellations and damage, and it gives you steadier income. Commercial customers usually expect one.
How much notice should customers give to cancel a visit?
Many businesses ask for 24 hours, with a fee after that. Choose what works, and apply it the same way to everyone.
Can I use this for office cleaning?
Yes. Change the tasks, and use the Office preset in the checklist maker.
Is this template free?
Yes. No sign-up and no watermark. It runs in your browser, so nothing you type is stored or sent to us. Print it or save it as a PDF before you close the page.
